Merseyside postcodes which saw biggest house price rises in 2020

The areas with the biggest price rises and drops in Merseyside in 2020 have been revealed.

Four areas of Liverpool and one on Wirral saw the biggest price rises.

L5 in Liverpool saw an average price in 2020 of £96,358 with 108 properties being sold. In 2019 the average price was £59,995 and there were 322 sales. This represents a change of 61%.

In CH48 on the Wirral there was an average price in 2020 of £320,000 with 151 homes being sold. In 2019 the average price was 270,000 and there was 254 sales. It represents a change of 19%.

L3 in Liverpool, meanwhile, saw an average price in 2020 of £145,000 with 183 properties being sold. In 2019 the average price was £123,000 and there were 735 sales. It represents a change of 18%.

L10 in Liverpool saw an average price in 2020 of £125,000 with 151 properties being sold. In 2019 the average price was £110,500 and there were 218 sales. It represents a change of 13%.

L19 in Liverpool saw an average price in 2020 of £183,000 with 249 properties being sold. In 2019 the average price was £163,000 and there were 371 sales. It represents a change of 12%.

Falls

L28 on Merseyside had the sixth biggest price fall in England and Wales in 2020. The postcode saw an average price in 2020 of £88,000 with 25 properties being sold. In 2019 the average price was £160,995 and there were 87 sales. This represents a drop of 45%.

Merseyside's L29, meanwhile, saw an average price in 2020 of £240,000 with three properties being sold – in 2019 the average price was £307,250 and there were eight sales. This represents a drop of 22%.

CH41 in Wirral saw an average price in 2020 of £60,950 with 321 properties being sold – in 2019 the average price was £77,500 and there were 321 sales. This represents a drop of 21%.

L32 on Merseyside saw an average price in 2020 of £103,250 with 152 properties being sold – in 2019 the average price was £129,950 and there were 325 sales. This represents a drop of 21%.

L2 in Liverpool saw an average price in 2020 of £99,950 with 73 properties being sold – in 2019 the average price was £119,998 and there were 254 sales. This represents a drop of 17%.

Changes in price may be due to more demand pushing up prices or a changing type of property being sold in the area, particularly if new homes have been built.

The sold prices are taken from the Land Registry’s price paid data and the analysis takes the average to be the median.
